Note on Joint Property Ownership: If you own a rental property jointly with a spouse or business partner, the gross income threshold applies to your individual share of the income, not the total rent generated by the property.

What About Property Held in a Limited Company?

If you operate your portfolio through a property limited company (SPV), your corporate structure falls under the Corporation Tax umbrella rather than Income Tax.

Currently, HMRC’s immediate MTD rollout applies exclusively to individuals, sole traders, and unincorporated landlords. While MTD for Corporation Tax will eventually be introduced, limited company property structures are exempt from the upcoming ITSA deadlines, allowing them to maintain their standard annual reporting structures for now.
